📝 Tenancy Types

AST: Assured Shorthold Tenancy (most common)
• Minimum 6 months, usually 12 months
• Rolling periodic after fixed term
• 2 months notice to end (Section 21 — being reformed)
• Break clause: typically at 6 months
• No letting agent fees for tenants (banned 2019)

🛡️ Tenant Rights

• Deposit protected in government scheme (DPS, MyDeposits, TDS)
• Landlord must provide gas safety certificate
• EPC rating must be at least E
• 24hrs notice for landlord inspection
• Eviction requires court order
• No revenge eviction if you complain about repairs

🏡 Buying a Home

  • Average House Price (2026): £290,000 nationally. London: £530,000+. North England: £180,000-£220,000.
  • Deposit: Typically 5-20%. First-time buyers: 5% minimum. Better rates at 10-15%.
  • Mortgage Rates (2026): 2-year fixed: ~4.5-5.2%. 5-year fixed: ~4.2-4.8%. Variable: ~5.5%+
  • Stamp Duty: 0% on first £250,000. First-time buyers: 0% up to £425,000.
  • Shared Ownership: Buy 25-75% of a property and rent the rest. Ideal for first-time buyers.
  • Help to Buy ISA / LISA: Government 25% bonus on savings for first home (up to £1,000/year on LISA).
  • Process: AIP (Agreement in Principle) → find property → offer → solicitor → survey → exchange → completion (8-12 weeks)
