Selbstauskunft: Self-disclosure form

⚠️ Anmeldung (Registration)

MOST IMPORTANT THING: Register address at Bürgeramt within 14 days!
Need: Wohnungsgeberbestätigung from landlord
Result: Meldebescheinigung (registration certificate)
Without this: Can't open bank, get insurance, work, NOTHING!

🏡 Buying Property

  • Germany = rental nation: Only ~50% own property (lowest in EU). Renting is totally normal.
  • Purchase costs: Grunderwerbsteuer (3.5-6.5% depending on state) + Notar (1.5-2%) + Makler (3-7%).
  • Mortgage: Interest rates ~3.5-4.5%. 20% deposit standard. Fix for 10-15 years.
  • Average: Munich: €7,500/m². Berlin: €4,500/m². Leipzig: €2,500/m².
