📋 Tenant Rights in Switzerland

  • Security Deposit: Maximum 3 months' rent. Must be kept in a blocked bank account (Mietkautionskonto). Returned within 30 days of departure minus any legitimate deductions.
  • Notice Period: Standard is 3 months, ending on March 31, June 30, September 30, or December 31 (quarterly termination dates — Kündigungstermine).
  • Rent Increases: Limited by law and tied to the national reference interest rate. Landlords cannot arbitrarily raise rent during a lease.
  • Rights to Object: You can challenge rent increases and unfair lease terminations at the cantonal conciliation authority (Schlichtungsbehörde) for free.
